XIRR Calculator: Real Return on SIPs and Irregular Investments

What is it?

The XIRR Calculator finds your real yearly return when money went in and out on different dates, like SIPs, top-ups and partial withdrawals. It uses the same method as Excel’s XIRR.

Who is it for?

SIP investors and anyone with several deposits and withdrawals who wants their true yearly return.

How to use it

  1. Write one cash flow per line: date and amount. Money you invested is negative (2024-01-05 -5000), money received or the current value is positive.
  2. Dates can be YYYY-MM-DD or DD/MM/YYYY.
  3. Add the current value of your investment as the last line, with today’s date, as a positive amount.
  4. Read the XIRR (yearly return), Total invested, Total received and Gain.

No answer or a strange result

  • You need at least one negative and one positive amount.
  • Check signs: investments must be −, the final value +.
  • Over very short periods (a few weeks) XIRR swings wildly, because a small gain becomes a huge yearly rate. Judge returns over at least a year.

Where to find your cash flows

Your mutual fund’s Consolidated Account Statement (CAS) from CAMS or KFintech lists every purchase and redemption with dates. Many apps also show XIRR directly; use this to check them.

XIRR uses days ÷ 365. Two portfolios with the same XIRR earned the same yearly rate, even if money went in at different times.

Errors and how to fix them

  • “Add at least two lines: a date and an amount”
  • “You need at least one negative (invested) and one positive (received) amount”: fix the signs.
