Mortgage Calculator: Monthly Payment With Taxes, Insurance and HOA

What is it?

The Mortgage Calculator shows the full monthly cost of a home loan: principal and interest plus property tax, home insurance and HOA or maintenance fees.

Who is it for?

Home buyers in the US, UK, Canada and other countries where taxes, insurance and HOA are part of the monthly payment.

How to use it

Enter the Home price, Down payment, Interest rate, Term (30, 25, 20, 15 or 10 years), and optionally Property tax a year, Home insurance a year and HOA / maintenance a month. The answer appears as you type; there is no Calculate button. Pick your Currency at the top if asked, then tap Copy result or Share on WhatsApp.

Reading the result

  • Principal & interest: the loan payment itself.
  • Taxes, insurance, HOA: added on top. Together they are often called PITI.
  • Monthly payment: what actually leaves your account each month. Total interest: the cost of borrowing over the term.

Good to know

  • In the USA, a down payment under 20% usually adds private mortgage insurance (PMI), which is not included here.
  • A 15-year term has higher payments but often a lower rate and far less total interest than 30 years.
  • Lenders usually want total housing costs under about 28% of gross income, and all debts under 36–43%.
  • Closing costs (2–5% of the price in many countries) are paid upfront and are not included.

In India, use the Loan EMI Calculator and add society maintenance yourself.

This is an estimate to help you plan, not financial or tax advice. For big decisions, check the latest rules and talk to a qualified adviser.

Errors and how to fix them

  • Down payment equal to the price: no loan remains; lower it.
