Home Insurance Calculator: Sum Insured for Building and Contents

What is it?

The Home Insurance Calculator suggests how much cover your home needs. It works out the sum insured for the building (the cost to rebuild it) and for your belongings, and an approximate premium.

Who is it for?

Homeowners and flat owners insuring their building and belongings.

How to use it

  1. Enter the Built-up area and the Construction cost per sq ft: what it would cost to rebuild today (not the market price of the flat).
  2. Enter the Value of contents (furniture, appliances, jewellery) and the Premium rate (from your quote).

Why rebuild cost?

Insure the building for its rebuild cost: land does not burn. Under-insuring means claims are cut in proportion (the “average clause”). If a home worth ₹30 lakh to rebuild is insured for ₹15 lakh, a ₹4 lakh fire claim may pay only ₹2 lakh.

Good to know

  • Jewellery and valuables often need to be listed separately, with bills or valuation certificates.
  • Flat owners: the society’s policy may cover the structure but not your interiors and contents.
  • Earthquake and flood cover may be standard or an add-on: check, especially in high-risk zones.
  • Home insurance in India is cheap; Bharat Griha Raksha policies offer standard terms.

This is an estimate to help you plan, not financial or tax advice. Read the scheme or policy documents, and ask a qualified adviser for big decisions.

Errors and how to fix them

  • Sum insured very high: use construction cost per sq ft, not market price.
